The JB shopping mall to drive to depends on what you are buying. For a full day of mainstream shops, go through Woodlands to The Mall, Mid Valley Southkey, or to AEON Mall Tebrau City and Toppen, which share a covered bridge and add IKEA. For outlet brands, go through Tuas to Johor Premium Outlets. Paradigm Mall, which has the ice rink, and Sutera Mall are on the Skudai side, west of the city. For a short food stop, Komtar JBCC is close to the Malaysian checkpoint. City Square next door is in a revamp until the fourth quarter of 2027, so don't plan a shopping day around it.

The table below has all ten malls, and the sections after it take each one in turn. Parking details come from the mall's own page where it publishes one. Where it does not, we name the report and its date, or say we found nothing. We left out parking rates and opening hours because they change. The order here follows what each mall is for and the checkpoint you would use, so it carries no ranking.

    Key takeaways

    • Woodlands is the closer crossing for the seven malls in the city and on its eastern side, including Mid Valley Southkey and AEON Tebrau City, while Tuas suits Johor Premium Outlets and the two Skudai malls can go either way.
    • Put a Touch 'n Go card and a debit or credit card in the car, because every mall we could confirm takes both at its car park.
    • Mid Valley Southkey shows empty parking bays by zone on its website, refreshed every 10 seconds, so you can look before you commit to the drive.
    • City Square stays open through its works, but in September 2026 YouTrip found Uniqlo, Cotton On and the cinema shut and rated the mall mainly for food.
    • Coming home from Malaysia there is no duty-free concession, and GST relief on new goods is up to S$100 if you were away for less than 2 days.

JB malls compared for a driver

Drive times are from Tourism Malaysia or YouTrip. They start at the Malaysian checkpoint or JB city centre, after immigration, except the Johor Premium Outlets figure, which starts in Singapore.

How we got the closer checkpoint

Woodlands puts you on the Causeway and into Bangunan Sultan Iskandar (BSI), the Malaysian checkpoint in the middle of Johor Bahru. Tuas puts you on the Second Link to Tanjung Kupang in western Johor, then on a 47km expressway that PLUS runs up to the North-South Expressway. Our Woodlands or Tuas guide has the full comparison. The malls in the city and on its eastern side are the Woodlands group, because that is where BSI lands you. Johor Premium Outlets is the Tuas one, because it sits where the Second Link Expressway meets the North-South Expressway. None of this accounts for the queue, so the camera on the morning can still change your answer.

    Full-day malls through Woodlands

    The Mall, Mid Valley Southkey

Mid Valley Southkey counts more than 300 retailers on six floors. Tourism Malaysia lists a SOGO department store, a Village Grocer supermarket, Golden Screen Cinemas and the Kiddytopia play area among them, so one building can cover fashion, groceries and a film. Tourism Malaysia sends you from BSI along the Eastern Dispersal Link and calls it a 10-minute drive, and YouTrip says about 12. The mall itself lists three ways in: the North-South Highway through the Eastern Dispersal Link, the Tebrau Expressway, or the East Coast Highway through Jalan Bakar Batu.

Its car park page is the most useful one we found from any JB mall. You see empty bays by zone, updated every 10 seconds: P1 and P2 in the basement through Gates 1, 2 and 3, and the upper level through Gate 4. You pay with Touch 'n Go, with no minimum card balance, or a debit or credit card. Gate 6 is an outdoor car park with a flat all-day rate and its own clamping charge, and valet takes cash only.

Foreign tourists aged 16 and above can also collect a Tourist Privilege Card for deals at participating shops. Bring your passport to an information counter on the ground floor.

AEON Mall Tebrau City and Toppen

These two face each other in Desa Tebrau, on the eastern side of JB, and a covered bridge joins them, so you can walk between them. YouTrip's July 2026 guide puts AEON Tebrau City 20 to 30 minutes from Woodlands off-peak through the Eastern Dispersal Link, and longer in the weekend jams. It also says the mall is closest to the Causeway, not the Second Link.

AEON has more than 250 shops, Johor's first Tsutaya bookstore and a big supermarket, which makes it a sensible last stop before the drive home. YouTrip reports the car park as cashless and charged per entry, with Touch 'n Go or a contactless card at the gantry. We did not find this on AEON's own mall page, so read the board on the way in.

Toppen holds IKEA Tebrau, Decathlon and a TGV cinema. Eight entrances lead to P1, P2 and a multi-storey car park, one of them only for motorcycles, and rates are lower on weekdays. Buy something at IKEA and get your parking validated at the check-out counter for a rebate on the first three hours. Toppen's parking page does not say how you pay, so have both cards ready when you leave.

    KSL City Mall

KSL has more than 500 shops on six floors, a GSC cinema, go-karting and a long row of massage parlours. The KSL hotel and resort has a waterpark, and the hotel and mall share one car park of 2,800 spaces. YouTrip's May 2026 guide warns that it is busy at weekends and that the layout is a maze. We could not find how the car park takes payment.

Short stops near the Malaysian checkpoint

    Komtar JBCC and City Square

These two are neighbours, joined by a sheltered bridge, and City Square calls itself minutes from the checkpoint. City Square's revamp runs to the fourth quarter of 2027 with the mall open throughout, Mothership reported in November 2025, quoting the owner, Allgreen. YouTrip's September 2026 guide says Uniqlo, Cotton On and the mmCineplexes cinema are shut for the works, while H&M, Padini and Decathlon are still trading. It rates City Square for food and a massage. The same guide says parking is Touch 'n Go or card with no overnight stays, and the mall counts more than 1,250 lots.

YouTrip calls Komtar JBCC the livelier one for now, with four retail levels, Charles & Keith and Victoria's Secret. Its multi-level car park takes Touch 'n Go, Visa, Mastercard or MyDebit at the exit gantries. If your card runs low, the reload points are on Level 3 near the food court and Level 4 at the car park office.

    SKS City Mall JBCC

This is the new one: it opened in May 2026 in Bukit Senyum, beside the Sheraton, about 4 minutes by car from the checkpoint. YouTrip describes 280,000 sq ft of cafes, children's play and Japanese beauty brands such as Matsumoto Kiyoshi, small enough to finish in an afternoon. Parking is on-site.

    R&F Mall

R&F is right by BSI and has its own car park. YouTrip's July 2026 verdict is that it is quiet, good for food and errands, and no place for a big shop.

Malls on the Skudai and Tuas side

    Johor Premium Outlets

Johor Premium Outlets has 150 outlet stores in an outdoor centre, with Bottega Veneta, Jimmy Choo, BOSS and Nike Unite among the names and savings the mall puts at up to 65%. Tourism Malaysia puts the usual drive from Singapore at about an hour, and traffic can stretch it.

The mall publishes both routes, and the one through Tuas is much the simpler:

    • Through Tuas: the Second Link Expressway, then Exit 304, then Exit 302A.
    • Through Woodlands: BSI, Jalan Yahya Aldatar, the Tebrau Highway, the North-South Expressway, then Exits 253, 304 and 302A.

Check the Tuas cameras first. ICA said on 26 August 2026 that parts of the departure car zones there would close in phases until late 2027, as The Star reported from The Straits Times. Our checkpoint guide lists the cameras worth reading.

The mall's directions and travel pages say nothing about parking. TheSmartLocal reported plenty of space in front of the shops at a flat rate per entry in December 2024, and that is the newest named report we found. We found nothing on how it is paid.

    Paradigm Mall

Tourism Malaysia describes seven storeys and 1.3 million sq ft with more than 500 shops, a 20,000 sq ft ice rink and a 16-screen GSC cinema, about 10 minutes from JB city centre. The mall publishes a map from each crossing. From BSI you take Lebuhraya Sultan Iskandar to Jalan Skudai, and from Tuas you take the Second Link to Lebuhraya Sultan Iskandar before joining the same road, so the choice comes down to which side of Singapore you start from.

The car park has 4,200 bays, 10 ways in and 11 ways out. The mall's posters describe plate recognition, so you drive in without tapping and pay at the exit by Visa, Mastercard, MyDebit or Touch 'n Go. Basement Preferred bays and the Premium zones cost more than the ordinary levels. Touch 'n Go reload kiosks are on Levels 1, 4 and 7.

    Sutera Mall

Sutera Mall is at Taman Sutera Utama in Skudai, which Paradigm's route map marks on the same stretch of Jalan Skudai. It has 500 outlets on three retail floors over 1.2 million sq ft, aimed at family shopping. Its car park page prices by zone and by time of day and charges for a lost parking card, though the site does not say how you pay.

Paying for parking in a Singapore car

Every JB mall where we could confirm a payment method takes Touch 'n Go and a bank card, so carry one of each.

    • A Touch 'n Go card is listed at Mid Valley Southkey and Paradigm, and reported at Komtar JBCC, AEON Tebrau City and City Square.
    • A Touch 'n Go eWallet is what YouTrip suggests for the car park at City Square, though no mall page we read confirms that its gantry takes the eWallet, so treat the app as the backup.
    • Touch 'n Go's help page of December 2021 says an EZ-Link x Touch 'n Go Motoring Card pays parking fees and highway and checkpoint tolls in Malaysia, and checkpoint tolls in Singapore.
    • A Visa or Mastercard is listed at Paradigm and reported at Komtar JBCC, while Mid Valley Southkey says debit or credit card without naming a scheme.
    • Cash is needed for Mid Valley Southkey's valet, the one place we found that insists on it.

Street parking is a separate system. Johor Bahru City Council moved payment for its city parking to the ParkMax@Johor app from 1 June 2026, and credits on the old app can be transferred until 31 December (Bernama; The Iskandarian). Older guides still send you to MBJBSpot.

What the crossing needs before you shop

LTA wants the tank at least three-quarters full leaving Singapore, hybrids included, a stored-value card with enough for the checkpoint toll, printed copies of your certificate of insurance and road tax validity, and a valid driving licence. ICA's MyICA app gives you an individual or group QR code, and you should generate it before you reach the checkpoint. Our QR code guide covers the steps.

On the Malaysian side, JPJ charges foreign private cars a road charge of RM20 per entry, paid by Touch 'n Go card or eWallet. PLUS takes the Touch 'n Go card and SmartTAG on its expressways, which matters more if you are going to Johor Premium Outlets, since that drive is on PLUS roads. The Causeway checklist has both sides of the border in one table.

ICA's standing advice for the queue is non-peak hours, such as early mornings and late evenings, and checking traffic before you set off.

    Coming home with the shopping

Singapore Customs gives no duty-free concession to travellers arriving from Malaysia. Newly bought goods attract GST, less your relief: up to S$100 if you were away for less than 2 days, or up to S$500 for 2 days or more. You pay GST on the value above that. Liquor, tobacco and goods for business get no relief, and holders of work passes, student passes and long-term passes are not eligible at all. A day at an outlet centre can use up the S$100 quickly, so keep your receipts together.

    Frequently asked questions

What is the best mall in JB?

It depends on the trip, so we have not ranked them. Mid Valley Southkey suits a full day, with more than 300 retailers, a department store and a supermarket, and Johor Premium Outlets is the one for designer outlets.

Is Mid Valley Southkey closer to Woodlands or Tuas?

Woodlands. Tourism Malaysia describes a 10-minute drive from the Sultan Iskandar checkpoint along the Eastern Dispersal Link, and YouTrip says about 12 minutes.

Which JB mall is nearest the checkpoint?

YouTrip calls City Square the closest big mall, with Komtar JBCC joined to it by a bridge and SKS City Mall JBCC about 4 minutes away by car. R&F Mall is right by BSI too, though quiet.

Which JB malls take Touch 'n Go for parking?

Mid Valley Southkey lists it, and so does Paradigm Mall. YouTrip reports it at Komtar JBCC, AEON Tebrau City and City Square. We found no published payment method for the others in the table.

Is City Square JB still open?

Yes. Mothership reported in November 2025 that the mall stays open through a revamp running to the fourth quarter of 2027. As of September 2026 several tenants, including Uniqlo and the cinema, were closed for the works.

Should I go through Tuas for Johor Premium Outlets?

Usually, yes. The mall's route from Tuas is the Second Link Expressway to Exit 304 and Exit 302A, while the Woodlands route crosses JB first. Check the Tuas cameras, because parts of its departure car zones are closing in phases until late 2027.
